New owner for office property in Essen (DE)

A joint venture between Bauwens Development and HOCHTIEF Projektentwicklung has sold a new office building in the 'grüne Mitte' (green center) University district of Essen. Hannover Leasing acquired the building comprising some 14,400 m² of net floor space for a closed real estate fund.

Health insurer AOK Rheinland/Hamburg had let the entire space for the regional headquarters in Essen and further central units even before construction started.

On a 7,150-m² site, works are currently underway for an office building comprising approximately 18,350 m² of gross floor space that can be divided variably, and five upper floors. In the basement, storage space and 83 parking spaces will be created.

The underground car park can also be used by the public. For this purpose, a 10-year lease agreement was concluded with Contipark Parkgaragen. The 41 parking spaces above ground are reserved for the tenant.

The barrier-free ground floor can be used completely. Glass elements in the exterior facades and large skylights in the middle section allow in daylight on the entire level. Around the inner court, the office space is arranged in the form of three standard floors and one set-back floor.

The building is constructed in line with the criteria of the German Sustainable Building Council, and silver certification is aimed for.
