Neinver and TH Real Estate on Viladecans The Style Outlets for €80m (ES)

Neinver and TH Real Estate held the grand opening of Viladecans The Style Outlets, a centre developed with an investment of more than €80m. This is the fourth outlet owned by the Joint Venture between the Neinver, a Spanish company specialised in property investment, development and management, currently Europe’s second-largest operator of outlet centres and the market leader in Spain and Poland and TH Real Estate, an established investment management company, specialising in real estate equity and debt investment worldwide. With this opening, Neinver is strengthening its position as a leading operator of outlet centres in Europe, managing a total of 18 centres and 368,700m2 of Gross Leasable Area (GLA).

 

Daniel Losantos, CEO of Neinver, mentioned “Neinver’s firm commitment to Catalonia, a key market in our expansion and leadership strategy in the European outlet market, as part of our agreement with TH Real Estate”.

 

Viladecans The Style Outlets is Neinver’s first project in Catalonia and its sixth in Spain, and will be built in two phases. Phase 1, dedicated today, has 19,800m² of Gross Leasable Area (GLA), which will increase to 26,500m² of GLA in phase 2. The opening of the centre means the creation of 600 direct jobs that will increase up to 1,300 jobs (direct, indirect and induced employment creation) once the second phase is opened. With an investment of more than €80m, Viladecans The Style Outlets is on track to revitalize business and attract shoppers to the city and the Baix Llobregat area.

 

Construction of the centre has also bolstered the economy and improved the local transport infrastructure. In the last 18 months various steps were taken to integrate the centre into Viladecans, improving the city’s development, promoting foot and bike access and creating new road infrastructure such as the C-32 viaduct and the new Vila Motorway bridge.

 

Viladecans The Style Outlets was designed in compliance with efficiency and energy-saving criteria to minimise environmental and visual impact. Rainwater collection systems, use of natural light, use of neutral colours, low-impact materials and Mediterranean vegetation that consumes little water are some of the measures that helped make it the first shopping centre in Catalonia to earn BREEAM certification in its design phase.
