MR Group, developer of the project, has announced today the start of marketing and leasing activities at Vodny Shopping Center in the northwest of Moscow. Cushman & Wakefield will act as the leasing agent, whereas Magazin Magazinov will be responsible for anchor tenants.
Vodny Shopping Center is a part of a mixed-use class-A center, with a total area of the first phase 166,300 m², that is being built near Lenigradskoe shosse in Moscow, between Kronshtadtskiy boulevard and Golovisnkoe shosse. The mixed-use center also includes a 28-floor office building and residential apartments. The general contractor of the project is Renaissance Construction.
Vodny Shopping Center with a total area of 50,000 m² and leasable area of 32,200 m² includes 130 shopping units, among them - a fashion gallery with international and russian brands, separate restaurant zone, leased by Cushman & Wakefield, and hypermarket, W&B and multiplex cinema, leased by Magazin Magazinov. The separate multilevel parking could accommodate more than 850 cars. Vodny Shopping Center completion is planned for Q2 2014.
Mixed use center Vodny has a good location and transport accessibility: the nearest metro station Vodny Stadium is situated within two minutes walking distance, there is also convenient access and good proximity to the main transport roads. The Shopping Center will have two main entrances close to the underground station.
"Mixed-use center Vodny with its spacious shopping area is an example of the most relevant and popular format on the market. We see a shift in consumer demand from large shopping formats to local shopping centers. This tendency also influences retail requests for shopping space, and that is why we are sure, that Cushman & Wakefield and Magazin Magazinov will be able to create an optimal tenant mix, to generate customer flow and sales", comments Evgenia Starkova, Head of Marketing, MR Group.
"We believe in the success of Vodny. Being situated in the middle of a busy residential district it will positively improve the area infrastructure. The project' concept will enable us to attract well-known brands, and the excellent transport accessibility will make it the most popular center in the area.
The success of the Shopping Center will also be driven from the office and residential part of the complex. Inhabitants and office tenants will represent a large percentage of the customer-flow, for whom Vodny Shopping Center will be their "next door shopping destination", comments Zulfia Shilyaeva, Senior Consultant, Retail Services, Cushman & Wakefield.
Narmina Gorina, Partner, Senior Retail Property Adviser, Magazin Magazinov adds: "A lack of high-quality retail premises in a large residential district neighboring Vodny shopping center is one of the most important factors of new retail scheme future success. Vodny shopping center will improve district's shopping and retail facilities and will attract a great number of customers. Certainly that multifunctional complex Vodny will be a key cultural and business heart of the district".
