Moritz Group announces the launch of Felix Plaza office building (RO)

As the Romanian business environment is constantly evolving, the companies operating on this market have come to expect more from their headquarters. Consequently, Irish-based real estate developer Moritz Group announces the launch of Felix Plaza project, a unique office building in Romania.

This new architecturally striking office building with a stunning facade is ideally located on Dr Felix St, a few minutes' travel time from the very heart of Bucharest. Felix Plaza, scheduled for completion in the first quarter of 2010, will feature approx. 35,000 m² modern office suites arranged over 24 floors (5BS+GF+17 floors + technical floor), combining a contemporary style with the latest technologies and amenities ideally designed to accommodate any prestigious brand.

Over the past 17 years Victoriei Square has emerged as the location of choice for prime corporate headquarters. All the streets adjoining this location - Lascar Catargiu Blvd, Sevastopol, Buzesti, Dr Felix, Nicolae Titulescu, Ion Mihalache Blvd etc – have caught the eye of office developers and the area has flourished as the premier "business district" in Bucharest. Major corporations such as Alpha Bank, BRD, Cosmote, HP, Microsoft, Oracle, Orange, Piraeus Bank, Rompetrol, S&T and many others have selected this location for their headquarters. The investment for the first phase reaches 120 million Euro, the developer going to put another 60 million Euro for the second phase of the project, wich will consist in an addition surface of 15,000 m². This phase is scheduled to be delivered in 2011-2012. The medium level of the rent in Felix Plaza is 20 €/m²

The reason Victoriei Square has acted as a magnet for these corporations is because of its central location, great access to transportation (subway, trams, buses etc) and its vicinity to the main state institutions and embassies. However, because of its popularity, the area is facing a dearth of parking space. The developer of Felix Plaza has already taken this issue into consideration, and decided to include five-levels of underground parking in the building, with 600 parking spots. Whereas the area's average is one parking space for every 100-150 m² of rented space, Felix Plaza will provide one place for 50 m² of rented space.
