Metrovacesa inaugurates Parc 22@ in Barcelona (ES)

Metrovacesa inaugurated the new Metrovacesa Parc 22@ Business Park in Barcelona. The park is located at the heart of the 22@ business district and is a high-quality urban space with excellent infrastructures. The 22@ district will shortly be a space for strategic business concentration where 200 new companies are housed or are in process. This will lead to the creation of over 20,000 jobs. A total of 4,000 new homes are also to be built.

The Metrovacesa Parc 22@ Business Park was designed by the Barcelona studio BCA Arquitectes and has a total area of 32,000 m² for offices and commercial premises on the ground floor. It is situated in Distrito 22@ BCN, between the streets Bach de Roda, Pujades, Llull and Fluvià, an area which is marked by its proximity to the city's access roads and is well-served by public transport. It comprises four buildings and a large central atrium of over 1,200 m².

The main building, which - with its eleven storeys - is the tallest, presides over the park?s financial boulevard. The second highest building, with eight floors, is outward-looking on all sides, as are the other buildings. This property and the two lower buildings (four and six storeys) are on the atrium. The atrium is a commercial space designed to provide the services for the companies in Parc 22@ and is notable for its luminosity and view both inside and out.

The materials in all the buildings are of the highest quality and the buildings are equipped with security measures. The park is completed with a large area for strolling, 438 garage spaces for cars and 60 spaces for motorcycles. Companies such as Schneider Electric, Zurich España, Coperfil Inmobiliaria and Sitel Ibérica figure amongst its tenants. The park is currently 70% occupied and is expected to be fully leased out by the end of the year.

This project is transforming the Poblenou's industrial areas into a hub for business, scientific, technological and cultural activity, thus consolidating Barcelona as one of the leading platforms for innovation and economy in the international arena.

Metrovacesa continues to renovate industrial areas in Barcelona and, to this end, has just bought 13,936 m² in the streets Almogàvers, Pamplona, Sancho de Ávila and Álaba. This is in addition to 9,296 m² of buildable area in the streets Llacuna, Ramón Turro, Roc Boronat and Llul, acquired through a swap, in order to create another two business parks in Distrito 22@ BCN.

Metrovacesa, the leading real estate firm in Continental Europe, obtained 381.9 million euros in net income in 2005, 74.4% more than the preceding year. The Group, which includes the French company Gecina, has assets valued at €15,718 million. The budget passed by the company for 2006 estimated €696 million in net income, but the company expects to outstrip this figure, as net income posted for the first half already amounted to €622 million.
