Major brands to open flagship stores at Gostiny Dvor shopping center in Tula (RU)

Colliers International, exclusive marketing and real estate consultant for Gostiny Dvor shopping and entertainment center (SEC) in Tula, announces the signing of lease agreements with shopping gallery operators, including popular international and federal brands

As of today, 80% of the retail space has been leased. In Q3 2011, agreements were signed with such high-profile brands as Adidas, Reebok, Nike, Colin's, Zolla, Snezhnaya Koroleva. Previously, the following brands had confirmed their participation in the project: L'Etoile, United Colors of Benetton, MANGO, Motivi, Terranova, INCANTO, Econika, Paolo Conte, Carlo Pazolini, Respect, Calzedonia, HOUSE, FiNN FLARE, O'STIN, Sinequanone, etc.

In addition, Colliers International won a tender and signed an agreement for comprehensive property management of Gostiny Dvor shopping and entertainment center. The company's services will include managing tenants' fit out works, marketing and advertising promotion of the SEC, activities associated with grand opening, as well as managing lease agreements and tenant rotation.

George Naidyonov, Managing Director, Colliers International Property Management: "This is one of the company's first projects in commercial property management. We consider the SEC a potential success. In addition, we are certain that our company's involvement in the management of the shopping center will enable maximizing rental income, thus making the property even more attractive. I would also like to particularly emphasize that the project is located in Tula, which means that the property management market is actively developing in the regions as well, and not just in Moscow and St Petersburg. This is where, in our opinion, the potential for further development lies."

Gostiny Dvor SEC, part of a mixed-use complex located on Sovetskaya Street in Tula's Central District, 100 m from the Kremlin, with a GBA of 51,000 m² (GLA – 30,700 m²) is to become the city's largest retail property. The SEC's confirmed anchor tenants are: M.video hypermarket of electronics and household appliances, KINOCITY six-screen multiplex, and Sportmaster sports goods store.

Overall, the SEC will comprise over 120 stores, including fashion and footwear for adults and children, accessories, leather goods, fur products, jewelry, watches, perfumes and cosmetics, multimedia and books, personal services, a children's entertainment center, and a skating rink. More than 10 public catering establishments will be open at the SEC, including McDonald's.
Gostiny Dvor SEC is scheduled to open in March 2012.

Galina Maliborskaya, Director, Retail Property Department, Colliers International: "Gostiny Dvor SEC, designed to fit harmoniously into the architectural ensemble of the city's historic center, will become one of Tula's prime destinations. Apart from the SEC, the mixed-use complex will include a hotel and the Central Register Office of Tula. In other words, this property bears a major social significance for the city. Our objective is to provide the city's residents with a full range of goods, services, and entertainment options under the same roof of the SEC. We hope that Gostiny Dvor will become a favorite shopping and recreation destination for Tula residents."

Rafik Papian, General Director, Ind-Garnik Group: "Gostiny Dvor SEC has a significant social component. It will include the city's Wedding Rooms, a modern six-screen multiplex with an electronic library named after Boris Yeltsin, with free access for everyone. Another interesting project is an exhibition hall which will occupy a rather large space and will be used primarily to host exhibitions by Tula artists. I hope that the new SEC will become a fine gift to Tula, its residents and visitors. Local people will no longer have to travel all the way to Moscow for high-level service, quality recreation, and shopping."
