Magnat Group gets to realization of Wind Rose Project in the territory of Riga Free Port (LV)

Magnat Group opens a new berth in the territory of Port Milgravis in Riga Free Port, which is the first important step in realization within 2006 and 2011 of a large-scale project Wind Rose directed to development of port territories.

"Wind Rose opens a new stage in port development of the whole Baltic Region. The project is aimed at attraction not only of transit cargoes but also of big companies that will develop their activities in Latvia using the warehouse and port facilities", says Alexandr Osipkov, Chairman of the Board of Magnat Group L.L.C., which operates in 2 port territories: Milgravis terminal (16 ha) on the right bank and Magnat terminal (11 ha) on the left bank of Daugava river.

Colliers is the exclusive consultant of the project.

Wind Rose provides step-by-step design, construction and management of the port immovables. The companies will enjoy the whole complex of services necessary for businessmen (including legal, financial, insurance, forwarding and other services) as well as the possibility to use the ready infrastructure for successful business development.

Apart from specialists of Magnat Group, the project is being developed and realized also with participation of leading Latvian and foreign companies specializing in the spheres of consulting, finance, design and construction. The general project plan has been developed basing on recommendations of Colliers International by specialists of well-known architectural office Burksgreen, a leading designer of industrial objects in Great Britain with a huge experience in design of such projects. Specialists of Colliers International have worked out a conception for development of the project and carried out a number of market studies in order to increase the competitiveness of Wind Rose.

The Project Realization Steps

Step I (Port Milgravis)
15 September 2006: Opening of new modern berth VM – 4 in the territory of "Port Milgravis" – first important step starting realization of "Wind Rose".
Characteristics of new berth:
 Length of harbour wall - 154 m, depth – 7.5 m (stage I), 10.5 m (stage II).
 Accommodation of vessels with enhanced tonnage (up to 10,000 t) and, due to it, possibility to work with countries of Mediterranean Region, America, Japan etc.
 Projected cargo turnover: 0.5 mln tons in 2007 and over 1 mln tons in 2008/2009.

Step II (Port Magnat)
1 November 2006: commissioning of office complex with total area 1,100 m² in the territory of "Port Magnat"

Step III (Port Magnat)
End of 2006: beginning of construction of Маgnat Business Centre, the first office centre in the territory of Riga Free Port meeting requirements of "В" category. The business centre class will occupy total floor area abt 4,000 m² and is projected to be commissioned in July 2007.
The project is another serious step in development of "Port Magnat" L.L.C. territory at 83/89 Daugavgrīvas Street. This territory possesses a great potential as it has all necessary facilities for establishment of logistics complexes, technological parks, port transshipment complex, trade and commercial objects in the port territory; railway, motor transport and water communications are available. Convenient location: 10 minutes' ride to downtown.

Step IV (Port Magnat)
July 2007: commissioning of Маgnat Business Centre.
All spaces are projected to be let for rent prior to commissioning of the complex..

Step V (Port Milgravis)
2007: The port territory continues to develop.
