In February 2015, a transaction to sell a 14,086 m² business center of the В+ class in the Kirovsky District was closed. The seller of the facility is LLC Magnum and its purchaser is a private investor. Knight Frank St. Petersburg acted as a transaction broker and an exclusive broker for leasing the office premises. The per m² price of the business center’s rentable premises amounted to RUR 70,000 (approx. €1,000 mln).
The eight-storey business center located at 10 Kronshtadtskaya Street was called Enigma. The building has its own underground parking space capable of accommodating 67 vehicles, as well as a surface parking area.
“Our customer was interested in acquiring an investment-grade facility,” says Elena Treskova, Project Manager, Investment and Sales Department, Knight Frank St. Petersburg. “Therefore, decisive criteria in the selection of a facility included walking accessibility to a metro station, good transport connectivity, the Western Rapid Diameter and the airport, availability of parking spaces, as well as the building’s potential in terms of its subsequent leasing. Ultimately, a newly built facility, the business center of the В+ class, being at the high construction readiness phase, was chosen.”
So far, the purchaser obtained property title documents, carried out finishing works and leased about 80% of the office premises, including a café. Tenants moved into the facility in record-breaking time frames. It may safely be said that the Enigma Business Centre is the most sought-after format on the rental market – complete, fully finished office premises of the high quality. Furthermore, the building is outfitted with state-of-the-art engineering systems.
