Jones Lang LaSalle and the Warsaw School of Economics ask whether One Type Fits All (PL)

Jones Lang LaSalle and The Warsaw School of Economics are pleased to present the "One Type Fits All?" report. Rather than providing classical market indicators such as supply, demand and rents, the report looks at the end user perspective and our combined knowledge together with seventy surveys completed by two, completely different groups of warehouse space users in Poland – logistic operators and retailers.

Anna Bartoszewicz-Wnuk, Head of Research at Jones Lang LaSalle commenting on the key conclusions of the report says: "According to the results of the conducted survey we have learned that:

  • • In spite of the slowdown on the logistic market in 2009, 64% of the logistic operators surveyed will expand over the next 24 months with 58% of them growing by more than 5,000 m².
  • • Over half of logistic operators occasionally experience shortfall in warehouse space. The average utilization rate of warehouse space is 80-100% throughout the year and 50% of logistic companies approach the maximum warehouse space capacity.
  • • What grows in importance for both retail and logistic occupiers is the quicker rotation of goods, more frequent deliveries, being faster to the market.
  • • Occupiers are also increasingly demanding in terms of real estate expectations and look for further advantages in addition to what is a market norm under grade-A development. The report specifically names these additional features, including meeting sustainable, "green" requirements for occupiers (see below).
  • • Some retailers and logistic operators are seeking to develop their own facilities (with a strong group of retailers outsourcing the storage function to external partners). Others, are co-operating with developers whereby tailor-made "built-to-suit" projects are being developed."


In the era of rising costs and increasing demand for fuel, the need to construct sustainable buildings and minimalise the negative impact on the environment is crucial. This was one of the areas that the survey was dedicated to. The findings are promising. One third of survey respondents are actively considering sustainability and "green" issues for warehouse buildings, and a further 44% will look closely at sustainability in the future. More importantly, 65% of surveyed logistic operators are willing to pay more for a warehouse space in a pro-ecological distribution center.
