Institute for Federal Real Estate (BImA) takes 29,500 m² at Ernst-Reuter-Haus in Berlin (DE)

On December 29, 2010, Mr André Gregarek and Mr Axel Kunze, Members of the Board of BImA (Institute for Federal Real Estate), and Mrs Rita Ruoff-Breuer, President of BBR, signed a 15-year lease for a total of 29,500 m² at Ernst-Reuter-Haus located on Strasse des 17. Juni in Berlin's Charlottenburg district.

The signing was attended by Mr Matthias Klussmann, CEO of Cenda Invest AG, as the investor's representative. With this lease in place, the historic building on the edge of the Tiergarten parklands which was raised 1938 -1942 and carefully redeveloped by the architectural firm of nps tchoban voss, is now fully let.

BBR's various offices in Berlin with a total staff of 750 will be pooled in this central location between now and 2012.

Rita Ruoff-Breuer said: "Ernst-Reuter-Haus as a listed building enjoying the protection of an individual monument and the delicate revitalization undertaken by the investor represent the optimum of what we expected in terms of architectural culture for BBR's Berlin headquarters."

The prestigious property at the nexus between downtown West Berlin and the central district of Mitte was acquired from the German Association of Towns and Cities by the Rockpoint /Cenda joint venture in 2008. Following a construction period of one year, the modernization of all common areas as well as of the grounds was completed in May 2010. The listed building was upgraded in quality, and presents itself in a transparent and open manner today, a fact that is underlined by the open space on the street side. The former attic of the central building was developed into the new fourth floor.

Matthias Klussmann said: "The property is being refurbished in close coordination with this renowned federal agency so as to meet the requirements of both user and the protection of ancient monuments. The first six months of 2011 will see the fit-out of the lettable area. At the end of the first stage, nearly 16,000 m² will be ready for occupation as early as summer 2011. By the end of 2012, the remaining floor space of around 7,000 m² at Ernst-Reuter-Haus itself as well as an newly built annex with well over 6,500 m² will be completed."

The building scheme is fully let to tenant BBR.

Lessor is RC II S.à.r.l, a fully owned subsidiary of the joint venture between Rockpoint Group, L.L.C. and Cenda Invest AG.
