IBUS acquires shopping center in Germany and realizes private placement (NL/DE)

IBUS has finalized the acquisition and placement of a shopping center in the city center of Hemer. The total investment is around €11 million, whereby equity is €5.25 million.

Hemer is located about 30 km southeast of Dortmund, in the northwestern part of Sauerland. The shopping center offers a unique combination of large, modern retail surfaces and good parking facilities, directly located on the main road in the city.

Hemer hosted the 2010 'NRW Landesgartenschau', a state-wide horticultural show. This gave the city an important new tourist attraction. Driven by the active involvement of the city council and mayor, the city as well as the area around the Edeka Center Hemer are undergoing a substantial improvement.

The main tenant in the shopping center, Edeka, is a leading full-service German supermarket chain with a large fresh fruit and vegetable area. In addition discounters Kik (clothing) and TEDi (household items) have long-term leases in the Edeka Center Hemer. Furthermore, the center has a number of smaller retail units, 195 parking places, an office unit and several apartments.

The private placement was placed with a small group of high net worth investors in the Netherlands and abroad, with stakes starting from €250,000. IBUS plans to do similar private placements in the future in case special opportunities in the real estate market arise. The outline of these typical IBUS investments are a special real estate opportunity, a small group of investors and a short marketing period. These new opportunities can be located in either Europe or the US.
