HOCHTIEF Projektentwicklung and Kondor Wessels joint venture to build around 280 residential units in Berlin (DE)

HOCHTIEF Projektentwicklung and Kondor Wessels have formed a joint venture to build some 280 residential units in Berlin-Zehlendorf. The Cedelia residential quarter will comprise six town villas, three detached houses with garden, seven apartment buildings, and a building for residential and commercial use with a total living and useful area of around 27,000 m². Five of the apartment buildings with almost 10,500 m² of living space for rental apartments have been acquired by an institutional investor. There will also be 134 condominiums, of which just under 60% have already been sold. Construction work on Cedelia will start in May 2014 with completion planned for 2017.


The new residential development is to be built over the next three years on a lot of approximately 3.2 hectares on Dahlemer Weg, formerly the site of the Steuben Barracks. Traffic within the quarter will be reduced, so that children can play on the streets, and Cedelia will also feature quiet plazas and activity zones, as well 210 underground and 135 above-ground parking spaces. The three to four-story buildings—each with an additional penthouse level—will contain two to five-room apartments with different layouts and sizes ranging from around 70 to 190 m², making the development suitable for families, couples and single people alike. Most of the apartments will also have a low-barrier fit-out.
