Hines sells Warsaw Proximo II office building (PL)

Hines, acting on behalf of the Hines Russia & Poland Fund (HRPF), has sold the Proximo II office building to CS nemovitostni fond (CSNF) managed by REICO. Located at 26 Przyokopowa Street in Warsaw’s Wola District, the cascade-style office building offers its tenants 20,643m² of Class A modern office space spread over 10 floors.

 

The property benefits from a two-level underground car garage with 207 parking units with 12 spaces outside the facility and enjoys the immediate access to the Rondo Daszynskiego metro station. Proximo II was designed by Rolfe Judd, which cooperated with the Italian design studio Pininfarina on the reception lobby design. The investment was completed in line with BREEAM “Excellent” certification standards. The purchase price was not disclosed.

 

Completed in January 2018, the asset is 100% leased. Major tenants include Accenture, EY, Six and IT Kontrakt. Proximo II is the second office building of the Proximo complex that has been bought by REICO IS CS.

Hines was represented by Dentons, Cushman & Wakefield and Crido. The purchaser was advised by White & Case, CBRE, TPA and DIL.
