Hines begins construction on 280 High Holborn, London (UK)

The London office of Hines, the international real estate firm, has announced the start of construction of 280 High Holborn in Midtown.

The project is due for completion in Q3 2012.



The office building is being constructed on the former Chichester House site, which is located opposite MidCity Place on High Holborn, and opens onto Whetstone Park and Lincoln's Inn Fields to the south. The project will be funded by Hines' European Development Fund II.

Designed by GMW, the distinctive eight-story building will contain 67,000 ft² (approx. 6,200 m²) of office space including 3,000 ft² of retail space. Individual floor plates will range from 7,000-9,400 ft² and are designed to suit a range of occupiers. The project is targeting a BREEAM 'Excellent' rating for sustainability.

Hines announced that it has signed a construction contract with Mace, and is expecting project completion in the third quarter of 2012. JLL and DTZ have been retained as leasing agents.

Hines UK Project Director Alexander Knapp said, "We are very optimistic about the leasing prospects for 280 High Holborn as we expect it to be completed at a time when Midtown will have very low levels of class-A supply. The site is exceptional - it will provide high-quality office space which links High Holborn to the green spaces of Lincoln's Inn Fields."

The new development is Hines' latest project in London and reinforces the firm's commitment to quality opportunities in the capital. It follows One Grafton Street in Mayfair, which was completed in September 2010, and Cannon Place in the city, which will be finished this autumn.
