Ghelamco first company to obtain BREEAM certification in Poland for Trinity Park III (PL)

Ghelamco Poland is the first company in that Central European country to be awarded Europe's leading ecological building certificate. The Polish daughter of Ghelamco Group, a leading European real estate developer and investor, obtained a BREEAM certificate for its Trinity Park III office building in the capital, Warsaw.

BREEAM (BRE Environmental Assessment Method) is the leading and most widely used environmental assessment method for buildings. It sets the standard for best practice in sustainable design and has become the de facto measure used to describe a building's environmental performance. Categories that are typically assessed include sustainable management, energy and water consumption, air quality inside the building, the use of ecological materials, location, low waste levels and comfortable working conditions.

Obtaining a BREEAM certificate is a long and complicated process. Usually, the cooperation with an accredited BREEAM assessor begins at the building's planning phase. However, in case of Trinity Park III, Ghelamco Poland decided to apply for BREEAM certification of an already constructed building. Due to this late decision, the successful application becomes even more remarkable, as it was not possible for Ghelamco Poland to implement anticipatory remarks by the BREEAM assessor in its Trinity Park III construction design. Trinity Park III was rated as a very good ecological building, a compliment for the ecological standards of Ghelamco Group's buildings.

Some of the factors that contributed to the BREEAM certificate were the great location of Trinity Park III, energy efficient lifts and lighting systems and the low level of wasted rainwater. In addition, the building is equipped with a BMS and the facade selection was determined by an LCC (Life Cycle Cost) analysis. Ghelamco Poland carefully selected finishing materials that were known to be environmentally friendly.

"BREEAM's requirements are very strict and it is a real challenge for any developer to meet them. The fact that we are the first company in Poland to be awarded a BREEAM certificate makes us very proud and happy," comments Jeroen van der Toolen, Ghelamco Group's Managing Director for Central and Eastern Europe. He emphasizes that tenants in Poland are increasingly attaching value to the ecological performance of buildings in an effort to reduce exploitation costs by e.g. lower energy consumption. "We will certainly implement the expertise we have gained through the BREEAM certification process in the planning of our future buildings," van der Toolen adds.

Martin Townsend, Director of BRE Global, the company behind BREEAM, states that Trinity Park III is a good example of an investment that was designed with ecological solutions and care for the environment in mind."The Trinity Park III award is an excellent achievement and proof of the commitment of the whole team on each development level," he comments.
