Futureal completed Wratislavia Tower's ESG repositioning (PL)

Futureal Investment Partners, a member of Futureal Group, has completed the ESG repositioning of Wratislavia Tower in Wrocław, Poland, which received a BREEAM Excellent in-use certificate. The retrofitting project was part of Futureal's "Office Impact Strategy."

The tower offers 12,846m2 of mixed-use space including an office, hotel, cinema, fitness centre, and 140 underground parking spaces. The building is also known for hosting the New Horizons International Film Festival and is a meeting point for citizens of Wrocław. During the repositioning process, modern, energy-efficient equipment was installed, cutting water and electricity consumption by nearly 50%.

The Wratislavia Tower projects fit into our strategy, which focuses on value-added and opportunistic investments that are expected to deliver high returns. We continue to invest in properties with excellent potential in the office, retail, and logistics sectors,” said Karol Pilniewicz, CEO of Futureal Investment Partners.

Throughout the process, the asset remained fully operational, and leasing activities continued, leading to a 100% occupancy rate with a weighted average length of the lease beyond a ten-year period. The main tenants, the City of Wrocław and Focus Hotels S.A., occupy 52% and 26% of the space, respectively.

City of Wrocław, Nowe Horyzonty, Gutek Film, Focus Hotels, Alior Bank, Tetris, Neo Swiat, Awaco, JW+A, Forum Architekci, Eleport, City Parking Group, MOMZI were also involved in the realization of the project.
