Four nursing homes for DCM ZukunftsWerte (DE)

Four nursing homes have been acquired by DCM Deutsche Capital Management AG, Munich, for its new closed-end property fund DCM ZukunftsWerte. Their total value stands at ca. €60 million. Colliers Trombello Kölbel Immobilienconsulting GmbH advised on the acquisition of three establishments in Schwerte, Einbeck and Hilchenbach for the Munich issuing house. The senior citizens' nursing homes offer both classical care services and sheltered housing and in some cases additional services.

For the purchase of the fourth property in Münster Colliers Trombello Kölbel advised the vendor, CM Immobilienverwaltung GmbH, Münster. The establishment in the Westphalian university city has the name "Forum Gievenbeck" and includes a senior citizen's nursing home, sheltered housing, doctor's surgeries, offices and shops, with a total leased area of ca. 10,600 m². DCM ZukunftsWerte is investing in nursing homes complemented by sheltered housing, day nurseries and shop units at currently 18 locations in 10 of the federal states. The nursing homes are existing properties or planned projects which are let to experienced, well-known operators such as Kursana, Casa Reha, Vitanas or Senator on long leases of 20 or 25 years. The intention is to acquire further properties.

The planned volume of the fund amounts to around €342 million, which includes ca. €145 million of equity capital. The forecast life of the fund will be 14 years. The placing will be made exclusively through the sales division of Deutsche Bank AG.
