First green shopping center in SE Europe (HR)

Croatian developer Tulipan Group is developing a shopping center project in the geographical center of the city of Split, the second largest town in Croatia. The Mall of Split shopping center is a part of a brownfield mixed-use project.

The €175-million shopping center project will comprise approx. 62,000 m² of GLA.



The demolition of existing buildings, material recycling and excavation works, using the LEED standard, started in Q4 2010. Stipic Grupa d.o.o. was selected for these works after winning a pre-qualification and tender process. Mall of Split is due to be completed by the end of 2012.

The €175-million shopping center project will comprise approx. 62,000 m² of gross leasable area, providing more than 2,320 parking spaces and more than 200 shops as well as a variety other amenities such as entertainment venues; an 11-screen multiplex cinema, children's play area, disco, bowling alley with 16 lanes, casino and a food court with variety of cafés and restaurants with terraces.

Mall of Split is being realized in cooperation with ECE Projektmanagement (professional partner and center management), CB Richard Ellis (leasing agent), Colliers International (LEED certification services), Conran – London (Interior design) and Benoy - London (exterior design).

Leasing of retail space in Mall of Split is progressing well and tenant mix is including well-known international brands. The three-level shopping gallery has already introduced several new stores and brands to the City of Split market, such as Bershka, Stradivarius, Pull and Bear, Zara Home etc.

Sanja Bosnjak, Public Relations representative: "The presence of brands that do not exist in Croatia and large number of brands that are not present on the Split-Dalmatian market, in combination with a variety of entertainment and food-court facilities are creating an outstanding project which has certain advantages in all aspects and all predispositions for long-term, successful operation."

Tulipan Group, as a developer with a strong sense of ecological awareness, is targeting LEED 'Gold' building certification for Mall of Split shopping center - being the first retail project with such a certificate in South East Europe. LEED building certification program evaluates serious of aspects in regards to environmental impact and efficient energy consumption, from its location, innovative equipment and materials use, water management, recycling, alternative energy consumption, CO2 emission reduction, indoor and outdoor atmosphere quality, and many other.

Mall of Split is located in an urban area, therefore as a brownfield redevelopment project, it adds new values to the city of Split which improve life quality for the local population. The construction process includes the use of locally manufactured and recycled content materials obtained directly from the project site demolition and excavation works.

In addition, the location along major city roadways with excellent public transportation access, reduces the traffic pollution from private vehicles. The center will also effectively manage water systems by capturing and purifying storm
