AMS5 data centre

Private equity real estate firm Evans Randall Investors has formally appointed CBRE as agents on the sale of the AMS5 data centre in Amsterdam.

The data centre presents a unique long-let investment opportunity with approximately 15 years unexpired remaining on the lease and with annual rental uplifts in line with Dutch CPI. AMS5 is securely let to Equinix, the leading global data centre operator, which is listed on the NASDAQ and has a market capitalisation of $27 billion. Offers in excess of €23m are sought to acquire the asset.

The high-specification purpose-built centre was constructed in December 2011 and totals 13,120 m².

AMS5 is located in business estate “Amsterdam’s South East”, which is the core Amsterdam location for prime data centres and is in close proximity to Amsterdam city centre and Schiphol Airport.

Kent Gardner, Chief Executive of Evans Randall Investors, said: “Amsterdam saw record growth in colocation and data services in 2016. AMS5 offers an opportunity to acquire a long-let prime data centre with excellent income security located at the heart of this key European market. In recent years there has been an increase in institutional interest in data centres with a number of funds being raised. It fits with Evans Randall Investor’s strategy to complete our business plan for this asset and we think the excellent asset fundamentals alongside the attractive cash on cash returns that can be generated will see strong investor interest”.
