Eurinpro expands tailor-made logistics center in Italy (LUX)

Eurinpro, investor and developer of tailor-made logistics warehousing solutions, has announced that it will expand an existing logistics center in Anagni, Italy, for Silvano Chiapparoli Logistica SpA, one of the major Italian logistics service providers specializing pharmaceuticals and cosmetics.

For Chiapparoli, this agreement is the second venture with Eurinpro in the past five months. Last October, the companies agreed to develop a 11,082 m² warehouse in Anagni. However, growing demand for Chiapparolis services have required the development of a second facility, that will double its space under development by Eurinpro.

The projects will be developed on a 105,000 m² parcel purchased by Eurinpro. Besides being in close proximity to Rome, the parcel sits only three miles from the main road artery linking Milan and Naples, offering Chiapparoli and its customers quick and convenient access to Italys central and southern commerce centers. The parcel is scalable to meet the two companies future logistics needs and would also be available for occupancy by other tenants.

Eurinpro was selected by Chiapparoli because of its flexible, personalised approach and high quality services. Eurinpro identified its logistics and business needs and proposed a complete tailor-made solution. Unlike other developers that build first and then solicit tentants, Eurinpro designs and builds to the specific needs of a client who commits to the project before any work begins.

New pharmaceuticals logistics center for Chiapparoli Logistica SpA
For its new pharmaceuticals logistics center, Chiapparoli needed to develop a tailor-made warehouse facility offering the possibility of expansion, not too far from its existing site at Monterotondo, in the Italian region of Lazio. Following the signing of an initial agreement last October, Eurinpro had begun work on the development of a warehouse covering 11,082 m², but recently received a request from Chiapparoli to add a second unit and extend the total surface area to about 23,000 m². It was also vital for the warehouse to comply with specific technical requirements for the storage of pharmaceutical products. It will therefore be temperature-controlled (max. 25C/77 F) and provide high quality insulation. The structure will also have about 1,000 m² of offices. The project is scheduled for completion in July 2006.

Excellent location

In order to satisfy Chiapparolis requirements in terms of location surface area, Eurinpro conducted research to identify and purchase a 105,000 m² plot of land in Anagni. The site is in a strategic location, guaranteeing privileged access to the Center and South of Italy, with excellent connections to the A1 Motorway on the Rome-Naples section, 4 km from the Anagni exit and 6 km from the railway station. The site is 40 km from Rome Ciampino airport and 70 km from the international airport of Rome Fiumicino.

At present the Anagni site offers further development potential amounting to 30,000 m², which can be custom developed for any further candidates.
