EMPORIO complex in central Hamburg officially opened (DE)

The EMPORIO complex on Valentinskamp was officially opened on Thursday May 31 in the presence of Hamburg's Chief Planning Officer, Professor Jörn Walter. Forming the heart of the ensemble, the 24-story EMPORIO Tower provides a total of 40,021 m² of rental space and has been comprehensively refurbished by owner Union Investment to incorporate sustainability features.

Built between 1961 and 1963 in accordance with plans drawn up by architects Hentrich-Petschnigg & Partner KG, approximately €270 million has been invested in upgrading the office building and constructing a new-build hotel next to it. EMPORIO is part of the portfolio of the UniImmo: Deutschland open-ended real estate fund.

During refurbishment, the tower block was completely gutted and the listed façade modernized while retaining the original appearance. In the process, more than 2,700 facade elements were replaced weighing 700 kilograms each. CO2 emissions will be reduced by up to 2,100 tonnes a year, making EMPORIO one of the most sustainable buildings in Hamburg. Union Investment is aiming to obtain LEED 'Gold' certification for the tower.

Offering some 37,000 m² of office space, the occupancy level of EMPORIO Tower is currently running at around 70%. Tenants who have already chosen the location include law firm White & Case, auditors and tax advisers Nörenberg • Schröder, logistics company GATX Rail Germany, investment company Aquila Capital and brokers CBRE. Union Investment moved into the first seven floors at the end of 2011.

North Germany's leading event management company, Nord Event GmbH, has turned the 23rd floor of the EMPORIO high-rise building into one of Hamburg's new top locations – the Nord Event Panoramadeck, made possible by the two extra floors added during modernization. Nord Event also operates a conference facility for up to 350 people in the basement.

A new build designed by architects Markovic Ronai Voss (MRLV) has been constructed next to the EMPORIO Tower, offering some 23,800 m² of space. In addition to apartments, the 325-room Scandic Hamburg EMPORIO hotel is scheduled to open here in September.
