DIFA Deutsche Immobilien Fonds AG, Hamburg, anounced the Paris acquisition of the ôCity Quartier Trocadéroô at the international property market MIPIM at Cannes, France. At the presentation of the ôTrocadéroô miniature, Dr. Reinhard Kutscher, member of the DIFA-board, emphasized that the 40,000 sqm aqcuisition of the ôCity Quartierô is a continuation of DIFAââ¬â¢s investment policy focussing on the acquisition and development of top-quality urban property ensembles.
ôTrocadéroô is the first ôCity Quartierô in DIFAââ¬â¢s property portfolio outside Germany. In Germany, DIFA, member of the Union Investment Group, manages four ôCity Quartiersô , whose mix of uses contributes to the prestige and livelyness of urban districts.
'Trocadéro extends the Paris-portfolio of DIFA-Fonds Nr. 1 by a prestigious business center at a unique siteââ¬Â, says Dr. Kutscher at the MIPIM. 'For several years, DIFA has been aiming to acquire this very property which belongs to the four or five most attrac-tive properties in Paris and promises a high increase in value.ââ¬Â
The Trocadéro quartier is situated in the mondaine 16th arrondis-sement nearby the main tourist attractions Place du Trocadéro and Palais de Chaillot. Behind the historic facades the new DIFA-acquisition combines offices, shopping, living and leisure facilities . 'This is why Trocadéro meets all criteria for organized urban premises , which offer its users a great deal of mixed uses and possibilities of representationââ¬Â, so Dr. Kutscher.
The triangular ensemble Trocadéro supplies more than 28,000 sqm of modern, high quality office spaces . Those are completely let to most renowned tenants such as the international solicitorââ¬â¢s agency Clifford Chance as well as the investment bank Merrill Lynch. Above that, DIFAââ¬â¢s new acquisition houses 11 shop areas and around 50 first-class apartments. Another 3,000 sqm of space ââ¬" including auditorium, fitness studio, restaurant , conferencing and a large public space -ââ¬" make Trocadéro turn into a vital ôCity Quartierô right in the centre of the Seine metropoly.
DIFA has acquired ôTrocadéroô from Société Générale, Paris, who built the original buildings in 1910 and owned them since then. The total investment of DIFA exceeds 300 million euros.
