Class A smart offices in Rigas new business district (LV)

Construction works have begun at the intersection of K. Valdemara iela and Alojas Streets in Riga, Latvia, where the new A class business center Alojas Biznesa Centrs will be located. Alojas Biznesa Centrs, that will offer 10,000 m² of office space, complies with all modern Class A office center standards. The office center will be commissioned in March of 2009.

The location of the office center will be one of the main advantages of the project. During the upcoming 3 to 5 years the developing district will turn into new Riga's business activity center. The headquarters of Rietumu Banka, Krâjbanka and Aizkraukles banka, various social and commercial objects (Arçna Rîga, Skonto Halle, Olimpiskais sporta centrs), as well as business centers (SWH, Barona Kvartâls, Ziemeïu vârti) will be located here. According to the forecasts of Colliers International experts, the exclusive consultant of the project developer from concept development to marketing and brokerage, by 2010 this business activity center together with developing territories at Kipsala and Krasta iela will accumulate 70% from the total supply of office premises in Riga.

Aleksandra Bocarnikova, Chairwoman of the Board of the project developer – Alojas Biznesa Centrs (ABC), says, "Our target is to create a maximally functional and comfortable environment for the future tenants of Alojas Biznesa Centrs. Implementation of the office center is planned to be realized in three stages – in 2009 the first 10 000 m² will be commissioned, in 2010-2011 additional 15 000 m² will be constructed. Hence, Alojas Biznesa Centrs will ensure possibility for rapidly developing companies to expand their office without moving to another building."

Smart building
Complicated Building Management System (BMS) gives the Alojas Business Centre the status of a 'smart building'. BMS provides centralized management of all the operation and security systems management of the building. The smart building concept considerably increases investments made by a developer in an office project however provides a range of advantages to potential tenants. This building management system will ensure higher security and more comfortable working conditions in Alojas Biznesa Centrs; reduce electric power consumption and, as a result, expenses for a tenant. Besides, BMS will optimize operation of electric supply and lighting systems, heating supply and conditioning, fire safety and elevator system. Important feature of the office building for the future tenants is design of raised floors where all electrical communication networks will be placed. It gives a tenant full freedom in equipping their office space, as well as an opportunity to modify configuration of premises without considerable expenses.

Jekaterina Kosmaceva, Colliers International Commercial Real Estate Department Director, explains, "Floor depth and column interval have been well-considered, this increases the office space use efficiency to its maximum. 180 undergound parking lots are planned with a 'smart parking', which allows using free parking places more efficiently and there will not be lack of free parking places for the tenants. International companies, which originally have very strict requirements to office building characteristics, have a high interest about the project. It also should be noted that the project enters the market at the moment when there is a lack of qualitative office premises. Construction in several phases has a significient advantage to the tenants – its possible to develop within the frames of one project, thus saving financial resources and time without searching for suitable office premises and moving to other premises."
