CB Richard Ellis Investors, the global real estate investment management firm, is pleased to announce the launching of Affori Centre project, located in the northwest area of Milan and scheduled for completion in September 2009.
The 12,000-m² office complex is composed of three grade-A five-story buildings interconnected by a central glass core, covering the ground floor and enabling access to the three buildings from the main entrance hall. Particular emphasis has been placed on the flexibility and functionality of the complex in order to accommodate one or several tenants. Each floor has a total surface of approximately 2,200 m², i.e. about 730m² in each building.
The complex is situated in the northwest area of Milan, a rapidly expanding district, described as the extension of the Lombardy capital's business center thanks to the development of innovative office projects and the presence of new residential buildings. The Affori Centre is easily accessible by public transport. With a strategic location near major access routes, the Affori Centre is easily accessible from the center of Milan as well as Malpensa International Airport.
Affori Centre's unique design, conceived by the architects Goring & Straja, is modern and vibrant. Polycarbonate brise-soleil façade panels are immediately recognized and aesthetically appealing. Key materials such as travertine, glass and steel form a bright and elegant complex.
This project is a further example of CB Richard Ellis Investors' strong commitment towards sustainable development in both its operations and its investment properties. Affori Centre will be compliant with the highest standards in quality and sustainability, LEED certification pending, including false ceilings and floating floors in calcium phosphate which optimize energy savings. The complex also boasts green areas, waterways and a series of terraces enhancing the luminosity of the interior spaces and creating an attractive environment for the future occupiers.
Commenting on today's announcement Christine Sonnier, Managing Director at CBRE Investors, declared: "Affori Centre represents the realization of CBRE Investors' commitment to sustainable development both in Italy and across the world. The development offers high quality office space built to the strictest environmental standards."
"The Affori Centre fully meets the requirements of companies seeking a modern and luminous work environment, set in 'green' surroundings," added Luca Pellegrini, Asset Manager with CBRE Investors, responsible for the project. "In the context of a limited offer in the area for grade-A buildings, Affori Centre is one solution that combines high quality with significant cost savings."
