Carter Jonas has brought a 13.59-acre site near Newmarket in Suffolk for an undisclosed amount. The vacant greenfield site located on Snailwell Road has been allocated as employment land in the Local Plan and is suitable for B1, B2 or B8 development. The site is capable of delivering around 200,000ft² of light industrial, warehouse or manufacturing space, which could be split across a mix of small to medium-sized units ranging from around 10,000ft² to 60,000ft² with yard areas and dedicated on-site parking. Alternatively, two larger units of up to 100,000ft² could be delivered, which would suit a national distribution company. The site is equally well suited to a part office and laboratory scheme given its proximity to the nearby knowledge hub of Cambridge.
