C&W and CBRE appointed co-exclusive agents for multi-functional Vodny complex in Moscow (RU)

MR Group, developer of the project, has started construction of multi-functional A-class complex "Vodny", which has both office and retail space. Cushman & Wakefield and CBRE will act as co-exclusive agents for the sale of offices to end users.

Vodny

"Vodny" is a multifunctional complex with a total area of 166,300 m² situated in the North-West of Moscow. The complex can be easily reached by car and public transport due to its location near the third Transport Ring, MKAD and the metro station, "Vodny Stadion".

The offices form part of the 28 storey building with total area of 61,570 m² It meets the international standards of a Class A building, being equipped with central climate system, high-speed lifts and the latest technical equipment. The building will be managed by a professional facilities management company. All floors have an efficient and effective layout and depending on the level, the floor area is in the range of 2200 to 2700 m². There are 455 underground parking spaces and 750 external car parking spaces available for the offices users.

In addition to the office part, the multifunctional center Vodny incorporates a three level shopping center with a total area 50,900 m², including food-court, cinema complex, fashion gallery and separate parking for 855 cars.

The offices will be offered for sale to end users in February 2013. The project completion is planned for Q2 2014.

Grigoriy Dlugi, Commercial Real Estate Sales Director of MR Group comments: "Vodny" represents a classic redevelopment scheme of a former manufacturing area. Instead of delapitated buidlings, "Vodny" shall provide modern office, quality brands in the new retail center, and comfortable apartments in the second phase project. Thanks to its distinct architecture the "Vodny" complex shall become the center of urban life and business activity for this neighborhood. The selection of Cushman&Wakefield and CBRE as brokers for the sale offices is based on years of mutually beneficial work. This is why we are confident in the commercial success of the project.

Elena Denisova, Director, Head of Offices, CBRE, Russia comments: "Vodny enters the market at the right time and is in the right location. The north district of Moscow is one of the most expanding business districts in the city, due to its location and transport accessibility. We see that the decentralization of the Moscow office market has boosted interest in the North district from both investors and occupiers. Meanwhile we see limited sale offers in this market. These facts together with the exceptional reputation of developer and attractive commercial terms, will create active interest in Vodny from large international companies and private investors"

Alexander Pyatin, Senior Consultant, Office Group Cushman & Wakefield comments: "We predict optimistic forecasts for the sales of office premises in Vodny. We see the building as a very liquid asset for investors and end users, due to its location, size and the reputation of the developer. The large shopping infrastructure is an additional advantage for the office users. MR Group's
