Business Garden Poznan receives building permit (PL)

SwedeCenter, a company belonging to Inter IKEA Group has received the building permit for constructing Business Garden Poznan – an ecological business park.

The Poznan project is a part of the larger scheme of constructing eco-friendly business parks applying state-of-the art technologies and conforming to the requirements of sustainable developments. The first buildings of Business Garden Poznan are due to be completed in Q2 2013.

Business Garden Poznan is the second of the three Business Garden-branded developments by SwedeCenter. The Warsaw project is already under construction; the construction of the subsequent complex will follow in Wroclaw.

Business Garden Poznan will deliver ca. 80,000 m² of office and service space. It will consist of nine office buildings located on 6-ha plot at the intersection of Bulgarska and Marcelinska streets.

The project will be divided into two phases. The first one assumes construction of four office buildings of the total area of ca 42,000 m² which will be released to the market successively in 2013 and 2014. The subsequent five office buildings will be launched to the market in 2015 and 2016.

Office buildings will offer the highest standard office space of low add-on factor not exceeding 4%.

The underground garage will supply over 800 parking places for tenants in the first phase office buildings; on-site parking places will cater for guests, a separate parking will be earmarked for bikes. Parking places for hybrid and electric vehicles are a novelty in the project.

The idea of sustainability and ecology is a common feature in all Business Garden projects.
The project will be developed in a manner that will allow for obtaining LEED certification. All certified buildings are characterized by high-quality building materials, technologies reducing media consumption, water recovery (inclusive of rain water recovery), air quality control and natural light access. Additionally, heat island effect will be minimized by green roofs.

Business Garden Poznan is also distinguished by its low intensity and carefully designed internal garden with a restaurant and leisure and recreation spots for employees.
