Bavaria Office Center marks nascent development of Bucharests south (RO)

A German investor has recently started building Bavaria Office Center, located in Bucharest's southern area, on Metalurgiei Blvd., with the building to be completed in June 2006.

"As the central and northern areas are immensely crowded, both the developers and the clients of office space are beginning to consider other areas, with generous lands and more fluid traffic. The untapped southern area of Bucharest has all these qualities to offer," says Mihaela Dicu, senior broker with the Eurisko Commercial Space Department.

As a four million-euro investment, the Bavaria Office Center project will be the flagship that marks the nascent development of a new area – the southern zone. "The office building we are developing will have the exact same facilities as a Class A building. Our offer targets companies looking for high-quality spaces in an accessible area in terms of traffic, but also in terms of the city's transportation network. Thus, the building will be ideal for IT companies or a bank's back-office, whereas the ground floor can be easily used as retail space – there will also be a cafeteria for the building's tenants," says Peter Rothbart, representative of the developer.

With a total area of 5,600 square meters, distributed on seven levels, the office building offers an average area of 815 sqm for each level and terraces spreading on more than 30 sqm.
Bavaria Office Center provides 170 parking places (one place for every 35 sqm built), but also many more facilities, such as: Internet and data storage solutions and maintenance services. The building also comes with a suspended ceiling with light fixtures and an independent heating system.

The southern area is still virgin territory for the new high-quality real estate projects. The quantity of available land is very generous, the prices are affordable, and the area can be easily reached, by bus or subway.

Bucharest's southern area is poised for impressive growth, due to demand for good-quality, B and B+ office buildings.
