AviaRent invests in Bavarian healthcare market (DE)

AviaRent has acquired a portfolio of 3 specialist clinic properties in Bavaria for its open-ended special fund. The purchase price was not disclosed.

The Oberberg Fachklinik Scheidegg, originally built in 1960 and substantially extended and renovated in 2008, has 55 single rooms, 37 of which offer a panoramic view of the Alps. In addition, all rooms have a balcony or terrace. In total, the usable floor space of the property is just under 4,000m².

The Panorama Fachklinik, built in 1964, has 108 single rooms of 5 different types. 76 of the patient rooms also have a panoramic view of the Alps. The total usable space is around 8,000m².

The Jagerwinkel Private Clinic on Tegernsee consists of 4 buildings and was built during the 1950s and ‘60s. The building was last extensively renovated in 1973, and a further renovation is currently being planned. The clinic specializes in the fields of psychosomatics, orthopaedics, pain therapy, internal medicine and neurology. It has a total of 73 single rooms—32 Superior Rooms with 15 to 18m², 23 Deluxe Rooms with a size of 20 to 24m², and 18 Suites with 30 to 60m². The clinic is distinguished by its particularly high-quality rooms.

"After a comprehensive review, we decided to add the 3 specialist hospital properties to the fund. We were convinced by the track record of the Oberberg Group, which will ensure a sustainable occupancy rate of the 3 clinics. In addition, we consider the location of the clinics and their modern equipment to be very attractive. The properties meet both our and the investors' demanding criteria,” explained Sascia Valkier, Head of Transaction Management at AviaRent Invest AG. "We are also pleased about the long-term partnership with the Oberberg, the leading operator of facilities in the fields of psychiatry, psychosomatics and psychotherapy in Germany. Due to the accelerating ageing of the population, comprehensive and efficient health care is particularly important at this time.”

"It makes a lot of sense to acquire facilities whose investment not only pays off in the long run, but that also serve the well-being of the people at the same time," said Anahita Afzalkhani, Senior Transaction Manager at AviaRent.
