Aquarius Business House - new A-class office building in Wrocław (PL)

Echo Investment has obtained a building permit for the development of Aquarius Business House – an A-class office building located in the center of Wroclaw, at the junction of Swobodna street and Borowska street.

Aquarius Business House is a modern A-class office complex offering a range of the latest technical solutions: high-end information and communication technology links, security and access control systems as well as technological solutions enabling its users to manage energy and utilities in an environmentally-friendly, effective and economical way. The facility consists of two seven-story buildings. The office area of the whole facility amounts to 25,000 m².

The building is located in the very center of Wroclaw, at the junction of Swobodna and Borowska streets. In the vicinity there are: the Old Town, the Polish Theatre, Wroclaw Philharmonic, the Arkady shopping center, hotels such as Novotel, Polonia and Holiday Inn, as well as numerous financial institutions and offices. The location provides an easy and fast access to the airport, the motorway and the main exit routes. The facility is surrounded by an excellent public transport network – there are several tram and bus stops located nearby.

The prestigious location of the project in the vicinity of the historical center of Wroclaw was a real challenge for architects, which required a special aesthetic approach. The result was achieved through a consistent and logical spatial composition and high quality finishing materials such as stone, glass and aluminum.

The lightness of the body of the buildings is emphasized by suitably shaped details of the facade, which in this case not only improve the visual effect but also the qualities of the office space, by enabling its users to control the natural lighting of the interior and providing a possibility of various functional arrangements.

The design process focused on the needs of building users, the requirements related to the maintenance of the facility as well as the 'new era' requirements regarding public utility buildings, which take into account the principle of sustainable development and enable fulfillment of certification conditions.

Due to its length and location on the frontage of the street, the facade has been diversified; it is not overwhelming and corresponds to the scale of the building. Designers have paid particular attention to the efficient use of materials, a possibility to use local resources (Polish stone and wood) and focused on the solutions enabling lower energy consumption of the building – which resulted in a 'very good building': both regarding its architecture and its maintenance.

Office space has been designed as open plan which, accompanied by good access to natural light, will provide office users with flexibility regarding the interior design and comfort of work. Offices will be equipped in accordance with the highest standards: with raised floors, suspended ceilings and a four-pipe air conditioning system.

There have been a number of additional functions planned in the Aquarius Business House office complex; its clients will be able to use a medical clinic, a lunch bar, a restaurant, a cafe, a press lounge along with a fitness club and those getting to work by bicycles will have access to a bike parking place and a locker room including showers, which have been designed especially for them.

The car park and garages servicing the facility offer a total of 412 parking spaces: 265 in the above ground parking garage, 97 in the underground garage and 50 in the external car park.

The project is being carried out in two stages. The first one started in May 2011 and will finish in October 2012, while the second one is to start in November 2012 and finish in February 2014.
