aik purchases another 144 residential units in the south of Berlin from Bouwfonds REIM (DE)

The real estate asset manager aik (APO Immobilien-Kapitalanlagegesellschaft mbH), specializing in German occupational pension funds and insurance companies, has acquired another residential portfolio in Berlin on behalf of one of its real estate special funds. The total investment volume amounts to approx. €34 million.

The properties are in Teltow's district Mühlendorf, a family-friendly housing area.


The acquired asset comprises a development site with mainly single-family homes in the municipality of Teltow. The seller was one of the Bouwfonds REIM companies. Kolb Investment Management acted as an advisor in the transaction.

Modern single-family homes in the well-connected green of southwest Berlin
The residential properties were built in 2008 and 2009 comprising a total living space of approx. 16,060 m². 144 units are split into various building types such as duplexes, semi-detached and row houses as well as apartment houses. The solidly built residential properties offer living space from 58 up to 158 m² with a modern interior equipment and are almost fully occupied.

The Teltow town is in the southern suburban area of Berlin, enjoying a direct fast train connection to the Berlin's city center as well as to the airport. Being the neighboring community to Berlin, young families in particular find Teltow attractive. The positive migration balance of 30 to 50-year-olds with children results in rising demand for single-family homes in this attractive location.

The properties are in Teltow's district Mühlendorf, a family-friendly housing area with a nursery and a primary school reachable on foot. Mühlendorf is characterized by a generous landscape architecture demonstrated by e.g. a small rain-fed lake in the direct property neighborhood.

The attractive location in the immediate vicinity of Germany' capital city combined with the good building quality and modern interior design as well as a direct fast train connection to Berlin make this estate an attractive acquisition target for the Düsseldorf's aik.
