aik enlarges its residential portfolio by an asset with 185 units in Berlin-Spandau (DE)

Düsseldorf's aik (APO Immobilien-Kapitalanlagegesellschaft mbH) acquired a residential property with 185 home units in Berlin-Spandau for one of its real estate occupational pension funds.

The real estate investor and asset manager for German occupational pension funds and insurance companies acquired the asset from a closed-ended real estate fund, managed by a company within the Optima group. The total investment volume amounts to approx. €15 million.

The apartments were built in 1997 and have a total floor area of approx. 13,081 m² and 93 parking lots. Furthermore, the green plot comprises playgrounds as well as a day-care children center. On the ground floor areas of the apartment buildings are a few commercial units, some of which are local suppliers.

The residential property is fully let. Since several years, there have been continuously increasing population figures and only a small number of residential developments in Berlin. This together with a long-term decline in residential vacancies is in favour of later re-letting.

The plot with 185 apartment units is located in Berlin's district Spandau, the community of Staaken. Staaken is ideally connected with Berlin via its own train station with a fast train ICE connection. In addition, Staaken relies on its own, almost fully independent, city infrastructure.

In the north and southeast, Staaken adjoins the green areas of Berliner Forst and Forst Grunewald which together with widely ramified lakes and waters of the river Havel run through the Spandau district.

"aik's investment strategy for 2012 plans for an increased acquisition of residential properties. The focus lies on apartment buildings built not later than 1990s as well as whole plots with family homes," says Dr. Stephan Hinsche, spokesman of the aik management board.

The modern residential property in the city-close Berlin-Staaken represents, together with the lately purchased plot comprising approx. 130 family homes in Potsdam-Bornstedter Feld, another increase of the residential quota in the aik portfolio.
