aik acquires a modern office property in Vienna (AT)

The equity-strong real estate asset manager from Düsseldorf, aik Immobilien-Kapitalanlagegesellschaft (aik), counts another office building in Vienna within its €2.1 bln portfolio. The total investment cost for the 5,200 m² rental space amounts to approx. €12 mln. The seller was one of the property companies of the Austrian Immofinanz Group.

Office location directly at the Vienna Gürtel
The distinctive corner building is located in Meidling, the 12th district of the Austrian capital, directly at the Vienna Gürtel, a city ring road which runs around the inner city districts. Vienna's city center can be reached via public transport within only a few minutes, car drivers enjoy a direct center connection via the Gürtel, one of the most important inner-city traffic arteries.

Since the middle of 2012, the property is fully let to Erste Bank AG. 63 parking spaces belong to the eight-story building. The office and storage space totals 5,256 m².

Searching for more investments in Vienna
The Viennese real estate market draws the attention of the German real estate investment company by having a relatively low vacancy rate of 6.4 % in office properties when compared to other European countries. "The positive economic environment of the city combined with the micro-location at an important transportation junction speak for our new investment", comments Dr. Stephan Hinsche, spokesman of the aik management board. According to the 2013 investment strategy, aik is searching for further acquisition opportunities in Vienna.
