AFI Europe Romania, part of the international holding AFI Europe N.V., with its headquarters in Holland, will start the development of AFI TECH PARK, a 50,000m² GLA Business Park situated in close proximity to the J.W. Marriott Hotel and the Romanian Parliament. The first phase of the project, AFI TECH PARK 1, is scheduled to be delivered in Q1 2018 and will offer 20,000m² GLA of modern office spaces.

“After the successful completion of AFI Park 1- 5, AFI Europe Romania is targeting a new office project in Bucharest that will answer the growing work space demand of multinational companies that need to be located close to the City Centre. AFI TECH PARK is an integrated business project, with excellent accessibility and visibility, due to its privileged City Central Location. The tenants in AFI TECH PARK will benefit from amenities and services, having 4,000m² of commercial areas at the ground floor of the office buildings and being situated across the street from Vulcan Retail Park and Liberty shopping mall located 300 meters away. Due to the fact that the Business Park is located in Downtown Bucharest and not in City Outskirts provides the Park the unique advantage sought after by multinational companies searching for Class A office spaces in Bucharest. We are certain that this business area will become, as it happened with the Centre West part of Bucharest, a pole of interest to the expanding multinational companies”, said David Hay, CEO AFI Europe Romania.

AFI TECH PARK comprises of two low rise Class A buildings and one office tower, surrounded by ample green areas, with a central plaza and gardens that will offer high technical standards, expansion options and all amenities for its future tenants. In addition, the retail area of AFI TECH PARK 1 will assure immediate access to services being occupied by a supermarket, fitness club, restaurant, coffee shop, pharmacy and more.

From the technical point of view, AFI TECH PARK will include typical floors spread on an area close to 3,000m², especially designed for large floor plate occupiers such as BPO’s, back office operations, IT&C and financial services, direct, or outsourced operators.

The office buildings will have the high standard fit-out conditions and technical specifications as all the projects developed by AFI Europe, such as a raised floor, suspended ceiling, maximum natural light through a clear height of minimum 2,75 m floor to ceiling and thermal insulated low-E glass. Tenants will enjoy large open balconies and Electricity and HVAC standard design of 1 work station to 8m². The office park will be certified as LEED Platinum providing the future tenants will lower utilities consumption and expenses.

The excellent location of the office complex will provide companies’ employees easy access to work as opposed to other congested areas of Bucharest, as AFI TECH PARK is situated between 2 boulevards of four lanes each, Boulevard Progresului and Boulevard Tudor Vladimirescu, that allow an optimum smooth traffic flow. The office project has excellent connectivity to the public transportation system; it is served by 5 tram lines (1, 8, 11, 25, 47), including a station at the project’s entrance, as well as metro stations located 2 tram stops away.

Furthermore, as with all the tenants in AFI Europe’ projects, the tenants in AFI TECH PARK and their employees will be part of AFI Park Club, a unique consumer’s benefit club that offers exclusivity to special discounts in AFI Palace Cotroceni, the biggest and most dominant shopping centre in Romania, including vouchers to various shops, restaurants, coffee shops, fast food, entertainment car wash, Cinema, hair salon, dry-cleaning and other services in the mall.
