ABG completes €82m Munich city quarter scheme (DE)

ABG Real Estate Group has completed the “TruLiving” city quarter development initiated in 2017 in Munich’s Trudering area. The 151 apartments have been handed over to their owners punctually, as contractually agreed. All apartments had been sold before completion of the shell structure. Total project investment volume amounts to approximately €82m.

 

The complex, designed by Maier Neuberger Architekten, comprises 105 owner-occupied apartments, 16 subsidised owner-occupied apartments, and 30 subsidised rental flats of various sizes: from one to five-room(s), and with floor space ranging from 35m² to 200m². Approximately 50 flats are to be barrier-free, and all of them have a small garden, balcony, loggia, or roof terrace. In addition to the residential units, the “TruLiving” complex houses four commercial units which have been let to a daycare centre for children, among others. An underground garage provides 143 parking spaces. Overall floor space amounts to 15,580m² and the plot of land covers approximately 15,600m², of which a 3,550m²-landscaped area, including a playground, was transferred to the city of Munich.

 

One overarching design feature is a recurring theme of horizontal division, using distinctive plaster lines and the horizontal elements of the French balconies. Landscaped areas and courtyards invite residents and visitors to enjoy their surroundings. Two thermal groundwater wells supply the apartments with sustainable warmth. The apartments are equipped with controlled housing ventilation with heat recovery, incurring high energy-saving potential. Green roofs retain rainwater and improve the microclimate. The entire rainwater drains into the plot of land, thus reducing costs for the housing community and saving energy for municipal water treatment.
