zinsbaustein.de to raise €1.2m for crowdinvesting project in Munich (DE)

Zinsbaustein.de is launching a new project: The crowdinvesting platform will raise €1.2m  for the construction of a care centre for the elderly along with a therapeutic daycare facility for children in the Neuperlach borough of Munich. The centrally located building will contain 72 units with around 80 care places. The land has already been purchased and the construction permit was granted. Investors can now participate in the funding starting at €500. At a duration of 24 months, the targeted return on capital employed is 5.25% per annum. The care centre is zinsbaustein.de’s eighth project.

The project developer is BayernCare Immobilien GmbH & Co. KG – the company has built a total of 34 retirement and care homes since 1995. The PerlachStift care centre now in planning is conceived as a modern, multi-generational building with a spacious outdoor area. The approximately 3,700 m² will primarily contain one-bed apartments. Several shared spaces with living/kitchen areas are also planned. The daycare facility on the ground floor is to offer spaces for 32 children over around 500 m². 


The care centre is situated on the Gerhart-Hauptmann-Ring and therefore just a few minutes’ walk from the centre of Neuperlach away. This borough is not only home to pep – the largest shopping centre in eastern Munich with around 125 stores – but also has very good public transport links to the city centre with a bus station and an underground station.

 

In total, the project will cost approximately €13.8m, zinsbaustein.de aims to provide the capital raised as subordinated loan to BayernCare.

 

Frank Noé, Managing Director of zinsbaustein.de said: “Thereby we are contributing a major share of the financing for this multi-generational project. At the same time we are offering private investors an interesting investment. This is our first crowdinvesting project in Munich, the most sought-after location in Germany. Care centres are increasingly in demand due to demographic change. Investments in this type of property hit a record high in 2016.”
