Skanska launches construction of Malta House (PL)

Skanska has just received the building permit for Malta House, its first LEED pre-certified office project in Poznan. Total leasable space of the five-story scheme will be 15,700 m² and 275 parking spaces will be available for tenants.

Malta House will be the first LEED-certified office building in Poznan.


Construction will start in January 2012 and is scheduled for completion in Q3 2013. The building was designed by Pentagram Architekci and the general contractor is Skanska S.A.

Malta House enjoys superb location in Poznan city center at Arcybiskupa Baraniaka Street, with direct access to public transportation, between main routes to Warsaw and Katowice. One of the assets of the project is that it is situated at the shore of Malta Lake, the most popular recreation area in the city.

Due to its unique location near the lake, the developer designed the building with utmost care to ensure that it perfectly fits the surrounding environment. Other interesting features of the project include a green roof with a view of the lake and a patio with a garden.

The building will neighbor the adjacent Galeria Malta shopping mall, with a diversified offer of stores, entertainment and leisure facilities, as well as coffeehouses and restaurants.

Malta House will be the first LEED-certified office building in Poznan. The project has already obtained LEED precertification at the highest Platinum level due to innovative solutions minimizing the building's impact on natural environment. These include an efficient air-conditioning system, adiabatic air humidifiers with the application of water mist, use of cool air from the outside to lower temperatures in the offices and use of warm air from the offices to heat the garage, energy efficient lighting and a modern BMS system.

The facade's high insulation parameters will prevent the building from heating up. During the construction process, low-emission finishing materials will be used, which are safer for health. Malta House will also offer a parking lot for bicycles, as well as changing rooms and showers for cyclists.
