P3's Warehouse Park in Burgundy secures 30,060 m² letting to Dachser France (FR)

PointPark Properties (P3), pan-European real estate asset manager and developer of warehouse properties has recently secured a new leasing deal for a total of 30.060 m2 with global logistics provider Dachser for its Savigny-sur-Clairis logistics park in Burgundy. Savigny is benefitting from the displacement effects of spiraling costs in the neighboring Île-de-France Paris metropolitan region.

Dachser France has leased six cells of the 60,180 m² facility on behalf of its client, a manufacturer and supplier of office furniture, for a fixed term of seven years.

Andrew Stacey, Managing Director of P3 France said: "As we started to see earlier this year, the attractiveness of Savigny to logistics operators is improving considerably due to the impact of new and increased occupational taxes in the Île-de-France region. Dachser has decided to take advantage of the attractive operating costs and to commit to the location for the long term."

Dachser joins occupier ITM Les Mousquetaires on the park. An additional 20,550 m² remains in one building together with a self contained facility of 32,809 m². The two buildings have the necessary licenses for storage of flammable goods including tires.

Savigny-sur-Clairis is strategically located in Burgundy 110 kilometers to the southeast of Paris near the junction of the main A19 east – west and A6 (l'Autoroute de Soleil) north – south motorway arteries. The park consists of the most modern high quality logistics facilities and has a total of 92,989 m² of rentable space. The logistics park is also close to the multimodal container port at Sens and only 18 kms from the Port of Gron operated by P3's partner Logiyonne.

This means a container can be delivered from the Channel port of Le Havre to Savigny approximately 25 percent cheaper than by road and without the associated traffic congestion, as well as with a smaller carbon footprint from an environmental perspective.

Stacey estimates that operating costs are 20% to 30% lower in Burgundy on the southern edges of the Île-de-France due to lower taxes and rents. P3 is also benefitting from the strong marketing of the region's economic attractiveness and skilled local workforce by the chamber of commerce (CCI) in the town of Yonne, which is playing a key role in assisting companies in relocating to the area.

Andrew Stacey concluded: "Tough market conditions are forcing operators to seek economies wherever they can and to look increasingly beyond the Île-de-France region, but I still expect them to be competing hard for quality assets within a year or so simply due to the lack of new supply in the French market."
