The Hospitality team of Cushman & Wakefield Italy has acted as exclusive advisor for Reale Immobili assisting in the search and selection of a new operator for the management of Hotel De La Ville (5 star Luxury, 192 rooms) located on Via Sistina 69/75 in Rome. The hotel is near Piazza Trinità dei Monti and the famous Spanish Steps, as well as several of the city’s main tourist attractions and shopping areas such as Via Condotti and Via Veneto.

The English hotel chain Rocco Forte Hotels, a brand leader in the luxury segment for over four generations, has signed a multi-year lease for the management of Hotel De La Ville. The hotel will be added to their existing portfolio, consisting of 10 hotels with a total of over 1,700 rooms throughout Europe (Edinburgh, London, Brussels, Berlin, Frankfurt, Munich, Saint Petersburg, Florence, Rome and Sicily), as well as the two new openings planned, in Shanghai (China) and Jeddah (Saudi Arabia).

According to the agreement, the property is to be completely renovated, with the intention of creating a new, 105-room hotel that will set a new benchmark in the luxury segment of the capital.

The property has a leasable area of approximately 19,000m² and consists of two buildings built in in different eras: the main building, “Casa Vecchia” was built during the 1920’s in neoclassic style, whereas “Casa Nuova” was rebuilt by Reale Immobili during the 1960’s.

Dario Leone, Head of Cushman & Wakefield Hospitality in Italy, commented: “Reaching this agreement confirms that there is strong interest in the Roman hotel market on behalf of international luxury operators, considering the difficulty of finding suitable facilities in the center that meet segment standards. The search and selection of the operator for De La Ville, in addition to being the most important “operator selection” of 2016, is the fourth transaction completed by Cushman & Wakefield’s Hospitality department in Italy since the beginning of the year, confirming our leadership also in this type of service”.

Sir Rocco Forte says “It has been a long standing ambition of mine to have a second property in Rome so I am delighted to have worked with Cushman & Wakefield on the lease acquisition of Hotel de la Ville.  The success of our existing hotel, Hotel De Russie, has shown that Rome continues to be a highly attractive destination for both the business and leisure travellers and we are very confident of the long-term growth prospects of the city. This is part of an ongoing expansion project for Rocco Forte Hotels, utilising both lease and management contract arrangements. We are seeking further new hotels in Italy and wider Europe as well as further afield in the US, Asia and the Middle East. We are currently launching a hotel in Jeddah, opening in 2016 and another in Shanghai, opening in 2018.”
