New logistics facility for NEX triggers 65,000m² P3 Bedburg Park redevelopment (DE)

P3 has started work on a three phase redevelopment of its P3 Bedburg park close to the A61 Highway in the centre of the Cologne-Düsseldorf-Aachen triangle in Germany.  The project will transform P3 Bedburg into a completely new logistics park comprising seven adjoining warehouse units, totalling around 65,000 m².  As one of the leading owners, developers and asset managers of logistics properties in Europe, P3’s pan-European expertise and experience will enable it to deliver this complex brownfield redevelopment project.

 

P3 recently purchased about three hectares of land to the south of the existing park from RWE Power AG. The first phase of the redevelopment is the construction of a new 20,000 m² warehouse and office building for existing P3 Bedburg customer, NEX Logistics Europe GmbH, on this site.  NEX, which has been at the park since 2009, will move into its new building early next year (2017).

 

Once NEX has relocated, P3 will commence the partial demolition of the existing buildings on the park followed by the development of a further 20,700 m² of new space also to be occupied by NEX. The third and final phase will add a further 24,500 m² of logistics and office space and is likely to be completed in the Autumn 2017.

 

A subsidiary of the Japanese logistics company Nippon Express, NEX uses its 33,400 m² warehouse facility at P3 Bedburg as a European distribution centre for EPSON consumer and office electronics. It currently employs 285 employees at the park.  Operating in 70 countries, NEX provides both such “classic” logistics services as goods receipt, storage, picking and transport planning as well as value-added services including quality inspection and finishing. 

 

Jürgen Diehl, Managing Director P3 Germany says: "Undertaking the redevelopment of the park in order to deliver the brand new space needed by our longstanding customer NEX while they continue operations makes this a complex building project.  It has only been made possible by the partnership we’ve been able to develop with NEX from the start together with early involvement of the wider development team, especially the urban planning authorities of Bedburg.  Work has now started and we are on programme to raise the first column of the first building this Autumn."

All the warehouses are planned with a clear height of 12.20 m and a floor loading of 6 tonnes per m². Each of the seven units will include level access doors and “Jumbo” dock levellers. Skylights will account for around 2% of the ceiling in each section and, together with an LED lighting system that responds to the presence of people and the availability of natural light, ensures efficient use of resources.   In accordance with the high environmental standards that P3 seeks to implement across its 9-country pan-European portfolio, the entire complex has been designed to meet the gold standard of the German sustainable building council (DGNB).

 

Part of the Mühlenerft industrial park, P3 Bedburg park is identified in the approved development plan as a special "logistics centre" area where night and three-shift operation is allowed.  The commercial area is part of the town Bedburg and is well served by public transport. Conveniently located between the cities of Dusseldorf, Cologne, Mönchengladbach and Aachen, the park is only four minutes drive from the national motorway network.  The Bedburg junction of the BAB 61 highway is just 3.5 k away.  The airports at Dusseldorf and Cologne / Bonn, the Rhine port of Neuss and the border with the Benelux countries are all close by.

 

The start of work on this project brings the total number of P3 schemes on site to 13.  It has total of more than 300,000 m² of warehouse space under construction in five countries across Europe, well over double its 2015 development total of 113,000 m², and there are a number of other projects in the pipeline.  Its portfolio totals 3.3 million m² in nine countries and it also has a land bank with zoning for 1.4 million m² of further development.
