IVG to sell Regent 37 in Brussels (BE)

International real estate advisor Savills has been appointed joint advisor with CB Richard Ellis in the sale of Boulevard du Régent 37-40, in Brussels city center. IVG Real Estate Belgium is looking to sell the 13,110-m² office building, which is located in the Belgian capital's central business district (CBD) bordering the Léopold Area and has a current annual rental income of €2.1 million.

The property has a total of nine upper floors with 144 underground parking spaces and is 89% let to six tenants, including as main tenant several United States Federal bodies who occupy 37% of the property. Other tenants include the Belgian State, Secura, Lorenz and Taipei Representative Office.

Gregory Martin, Managing Director Savills Belux, says: "This is an excellent property offering a good tenant diversification. It is positioned in a prime location next to the French and Spanish Embassies as well as the Belgian Federal Parliament and EU district."
