Castellum invests €38m in Sweden (SE)

Castellum has announced that it has through wholly owned subsidiaries acquired 13 commercial properties for SEK 241 million (ca. €24 mln), sold three commercial properties for SEK 36 million (ca. €3.6 mln) and decided on new construction and refurbishments for SEK 134 million (ca. €14 mln).

Fastighets AB Brostaden has acquired four commercial properties for SEK 65 million, of which SEK 11 million refers to deferred nominal tax liability since the properties were acquired as a company acquisition. The properties are located in Veddesta, Stockholm and have a total lettable area of approx. 8,600 m² and unutilized building permissions of approx. 3,000 m². Furthermore Brostaden has acquired one industrial property for SEK 16 million, of which SEK 3 million refers to deferred nominal tax liability since the property was acquired as a company acquisition. The property is located in Västberga business area in Stockholm and has a lettable area of approx. 1,700 m². Signing and taking possession of the five properties took place in June.

Aspholmen Fastigheter AB has acquired one project/land property in Uppsala with approx. 3,300 m² lettable area for SEK 30 million, of which SEK 7 million refers to deferred nominal tax liability since the property was acquired as a company acquisition. The property holds an unutilized building permission of approx. 20,000 m². Signing took place in June.

Harry Sjögren AB has acquired one commercial property with 3,400 m² lettable area for SEK 15 million. The property is located in Alingsås and also holds undeveloped land which may give further building permissions of approx. 3,000 m². Signing and taking possession took place in June.

Aspholmen Fastigheter AB has acquired two properties for SEK 50 million and sold one property for SEK 30 million, equal to fair value. The acquired properties are located in Örebro and have a total lettable area of 8,500 m² divided in office and warehouse premises as well as undeveloped land which may give further building permissions of approx. 10,000 m². The property sold is an office property of 3,300 m² with a central location in Örebro. Signing, taking and giving up possession of the properties took place in July.

Fastighets AB Briggen has acquired two properties for SEK 51 million, of which SEK 11 million refers to deferred nominal tax liability since the properties were acquired as a company acquisition. The properties are located in Bulltofta, Malmö and consist of 3,100 m² of office premises and 400 m² of warehouse premises. Signing and taking possession took place in July.

Harry Sjögren AB has started project work on a building for sale and service of cars. The building will be located in Kungsbacka and the investment is calculated to SEK 85 million. The building consists of retail space, repair shop and office premises for a total area of 5,400 m². Time for moving in is set to the end of 2008.

Aspholmen Fastigheter AB has started project work on a total re-construction of a property in the central parts of Uppsala. The property is located nearby 'Galleria Dragarbrunn' which was opened earlier this year. The lettable area amounts to 2,700 m². The investment is calculated to SEK 49 million. Completion is planned to the turn of the year 2008/2009.

Aspholmen Fastigheter AB has during June acquired one commercial property with a lettable area of 800 m² and one land property of 22,000 m² with a potential building permission of approx. 8,000 m² for a total of SEK 14 million. Both properties are located in Västerås, one in Tunbytorp and one in Brandthovda.

During the first half of the year two properties, one in Gothenburg and one in Jönköping, was sold for a total of SEK 6 million which exceed fair value by SEK 2 million.
