Broadway Malyan-designed luxury condo breaks ground in Portugal (PT)

Construction has started on a luxury condominium comprising 11 high-end villas in a gated community in Cascais, Portugal, designed by global architecture, urbanism and design practice Broadway Malyan for client HN Group following its €30 million investment in the scheme.

Supporting infrastructure work for the exclusive 9,600 m² development was completed in early May and the pavilion-type villas are now being marketed with sales values anticipated to reach €5.5 million for the largest villa.

The practice was appointed following a concept design competition in 2009 and has delivered concept and detailed architecture, interior and landscape design services on the project.

Chairman Stuart Rough, who has led the practice's team, said: "Ground breaking is a major milestone in the delivery of this new, high-end and contemporary community, with the project having drawn on the skills, expertise and experience of our integrated team of world class design experts which has worked in partnership with our long-standing client the HN Group."

The practice has designed the luxury condominium around the concept of private and semi-public areas separated by day and night uses and orientation, with a spine wall forming the organizational separator.

This will enable open plan living on the south-facing side of the villas, with private bedroom compartments facing north, and involved the use of passive solar control techniques through large over-sailing roofs and sliding timber panels to provide shaded spaces.

With villas only permitted to rise one level above the ground, the practice has designed the homes with an increased floor to ceiling height on the south-facing 'living' side, resulting in more private areas on the north-facing side.

Meanwhile, a full basement floor with large light wells will provide naturally-lit spaces, as well as car parking spaces with direct links to villas, with each home also featuring a private swimming pool, decked terrace and barbecue area.
