Brixton bags The Met at Enfield (UK)

Brixton plc has agreed to lease the three largest units at the 92,000 ft² 16-unit A10 Exchange development in Enfield to the Metropolitan Police Authority. The development forms an extension to the existing Great Cambridge Industrial Estate and will be 60% let on completion of this letting.

The Metropolitan Police Authority are taking a total of 37,309 ft² in Units 17-19 for a term of 10 years at a rent of £304,068 per annum with six months rent-free and a rent review after 5 years. The rent equates to £8.15 per ft² which is equivalent to the June 2005 ERV.

The letting of 6 smaller single units within the development ranging from around 2,400 ft² to 4,800 ft² previously achieved rents ranging from £8.50 to £9 per ft². The rental level of the latest letting reflects the larger quantum of space to which the Metropolitan Police Authority has committed. Subject to planning, the authority intends to use the space as a police patrol base.

A total of 7 units comprising 36,000 ft² now remain available at A10 Exchange.
