Ærium refinances Luxembourg office asset for €104m

Ærium, the European real estate fund manager, has refinanced the debt on the H2O office asset in Luxembourg to the tune of €104m with Nomura, Asia’s Global Investment Bank.

 

H2O is currently occupied by a strong mix of corporate tenants including Nomura, Global Jet, PwC and Fundrock. The building is currently going through an active leasing process with over 10,000 m² available to let; new tenants are expected to be secured, returning the asset to full occupancy, by the end of the year.

 

Comprising a total area of over 26,000 m², the office building is strategically located in "Ban de Gasperich", just South of Luxembourg City, offering easy access to international motor routes connecting to France, Belgium and Germany. Both the city centre and the airport are less than 10 minutes from the property by car. Constructed in 2006, H2O boasts modern architecture including a ventilated façade and excellent sustainability credentials achieving a BREEAM ‘Very Good’ certification for asset and building management in 2014.

This transaction provides Aerium with funding diversification as well as the potential for future financing with Nomura.
